South Florida's Premier Waterfront Properties

Jason Leet specializes exclusively in South Florida waterfront properties, from Hillsboro Mile’s ocean estates to Lighthouse Point’s deep-water canal homes. If the water matters to you, it matters to him.

Three Types of Luxury Waterfront Living

Every waterfront property is different. Understanding which type best suits your lifestyle - and your vessel is the first question any serious buyer should ask.

  • Oceanfront

    Typical range: $3M – $15M+

Direct Atlantic Ocean frontage. Unobstructed sunrise views, private beach access, and the prestige of Hillsboro Mile's "Millionaire's Row." These properties carry the highest price per square foot in South Florida and the most stringent flood insurance requirements.

  • Intracoastal Waterway

    Typical range: $2M – $12M

Protected waterway frontage with direct boat access to the ocean via inlets. No fixed-bridge restrictions on the Intracoastal itself. Favored by boaters who want to dock a large vessel and reach open water quickly. Venetian Isles and Coral Key Villas offer prime Intracoastal frontage.

  • Deep-Water Canal

    Typical range: $2M – $8M

Canal homes offer protected dockage, often at lower price points than Intracoastal. The critical distinction is bridge clearance - a fixed-bridge canal limits vessel height. Jason maps bridge heights and dock lengths for every canal property, so buyers know exactly what will fit.

What Jason Helps Buyers Evaluate Before They Make a Move

Buying waterfront property takes more than comparing photos and price per square foot. Waterfront homes need a closer look at the land, water, structure, and long-term ownership costs.

  • Seawall Condition

Age, visible movement, cap condition, drainage, and repair history can affect both cost and negotiation strategy.

  • Dock & Boat Fit

The dock may look attractive, but size, depth, lift capacity, access, and permitting all need to match the buyer’s use.

  • Bridge Route

Buyers should understand whether there are fixed bridges, clearance limits, or route constraints before assuming ocean access.

  • Flood & Insurance Factors

Elevation, flood zone, wind mitigation, and insurance cost can change the true cost of owning the home.
